The Commercial Real Estate Underwriter/Portfolio Manager is a strategic professional who stays abreast of developments within own field and contributes to directional strategy by considering their application in own job and the business. Recognized technical authority for an area within the business. Requires basic commercial awareness.  There are typically multiple people within the business that provide the same level of subject matter expertise. Developed communication and diplomacy skills are required in order to guide, influence and convince others, in particular colleagues in other areas and occasional external customers. Significant impact on the area through complex deliverables. Provides advice and counsel related to the technology or operations of the business. Work impacts an entire area, which eventually affects the overall performance and effectiveness of the sub-function/job family.

Responsibilities:

  • In partnership with the Origination team, assist with the structuring and negotiation of complex, tailored Commercial Real Estate credit facilities

  • Assist in the preparation of pricing/return models and Greenlight memos

  • Conduct a full analysis/underwrite of new CRE transactions, utilizing appropriate risk return characteristics of Citi Private Bank’s standard product range, and ensuring appropriate compliance with Credit Policy and Risk standards

  • Ability to soundly evaluate various CRE asset classes and the markets in which they operate.  Focus on cash flow projections utilizing management budgets, appraisals, and third-party market reports, as well as evaluating the personal financial statements of Sponsors/Guarantors, ensuring accuracy and completeness of data analysis

  • Liaising with external Bank counsel and client representatives in the preparation and negotiation of credit documentation for facilities

  • Direct ongoing management of all credit aspects of a portfolio of CRE relationships, including receiving periodic financial reporting, conducting covenant monitoring and compliance, and preparation of quarterly reports and annual reviews of relationships

  • Interacting with various internal bank departments and product partners to ensure appropriate communication and reporting of portfolio metrics

  • Maintaining ongoing direct dialogue with client representatives to stay abreast of any developments at property and client levels.

  • Identifying early problem recognition and escalating all issues to the appropriate internal partners.  Participating in the remedial management of classified loans.

  • Appropriately assess risk when business decisions are made, demonstrating particular consideration for the firm's reputation and safeguarding Citigroup, its clients and assets, by driving compliance with applicable laws, rules and regulations, adhering to Policy, applying sound ethical judgment regarding personal behavior, conduct and business practices, and escalating, managing and reporting control issues with transparency

Qualifications:

  • 6-10 years of credit underwriting experience in CRE or relevant credit products

  • Strong and proven analytical, financial structuring and execution skills

  • Experience as a credit officer

  • An in-depth knowledge and understanding of Financial Analysis including Financial and cash flow modelling

  • Excellent communication (written and verbal) and interpersonal skills

  • Good negotiation skills

  • Strong initiative and interactive approach to problem solving

  • Adept in time management, prioritization of workload and ability to multi-task

  • Displays flexibility and independence in a demanding environment

  • Ability to function as a team player, as well as work independently

Education:

  • Bachelor's/University degree, Master's degree preferred
